Why 1980 is the cutoff we use
The federal ban on new asbestos-containing ceiling texture came in 1978, but existing inventory continued to be installed for a couple more years. As a practical matter, any Kaufman County home built before 1980 should be treated as potentially asbestos-containing until a test says otherwise. Homes built after 1980 are almost never a concern.
How the test works
A small sample of the ceiling texture is collected in a way that minimizes disturbance, sealed, and sent to an accredited lab. Results usually come back in a few business days. The report will state either that no asbestos was detected or that asbestos was detected, along with the fiber type and rough percentage.
If the test is clean we proceed with normal popcorn ceiling removal. If the test is positive we do not scrape. A licensed Texas abatement contractor handles the removal itself under Texas Department of State Health Services rules.
What safe handling looks like when the test is positive
Licensed abatement work uses full plastic containment, negative air pressure, HEPA filtration, and personal protective equipment for the crew. Removed material is sealed and disposed of at a permitted facility. After the abatement passes clearance, we come in to skim, prime, and finish the ceiling. The finish work looks the same as any other job.
